House Manual

House Rules

  • No smoking or vaping inside the house. Any evidence of smoking indoors may result in additional cleaning fees.
  • Quiet hours are from 10:00 PM – 7:00 AM. If you are in the backyard after 9:00 PM, please be considerate of our neighbors and use low voices.
  • All children must be supervised in the backyard at all times, there is no lifeguard on duty.
  • No parties or events, only registered guests are allowed on the property.

Parking

  •  Driveway: There is space for two vehicles in the driveway.
  • Garage: There is one parking spot inside the garage available for guest use.
    • We’ll provide you with a unique garage keypad code before check-in.
    • The keypad is located outside, on the left side of the garage door.
    • Lift the cover, enter the code, then press Enter.
    • Please drive in slowly and make sure the vehicle is parked far enough inside so the garage door can fully close.
    • Always close the garage door after parking and again when leaving.
  • Car Charger - The garage is equipped with a ChargePoint Home Flex EV charger (240V, 50A) with a J1772 connector and NEMA 14-50 plug — compatible with most EVs, and usable by Tesla vehicles with a J1772 adapter.
  • Street Parking: Street parking is also allowed. Please be courteous and ensure to not block neighboring driveways or park too close to the Stop sign.

Entry

The front door is equipped with a keypad lock.

You’ll receive a 4-digit access code that is only active during your stay and will begin working at check-in time.

To unlock, simply enter the code on the keypad.

When leaving, you can lock the door from the outside by pressing the lock button (bottom-right button on the keypad).

Temperature Control

The home has central A/C and heating, controlled by a Nest thermostat located in the hallway. To adjust the temperature, simply rotate the thermostat left or right until your desired setting appears on the display.


Since we’re in Phoenix, summer temperatures can be very high. We kindly ask that you help us be considerate of usage by keeping the thermostat set no lower than 70°F. Setting the A/C into the 60s during extreme heat can put significant strain on the system. Thank you for helping us keep the home comfortable and well maintained for everyone!

Fans

  •  Power first: Fans require a wall switch to be in the ON position to receive power. Once ON, the fan is controlled using the remote/controller.
  • Living Room Fan:
    • The Fan Power switch is located by the front door entrance switches (labeled Fan Power).
    • Make sure this switch is ON, then adjust the fan settings using the controller.
    • The controller is located by the hallway switches.
    • ⚠️ The living room fan is the only fan with a light.
  • Primary Bedroom & Guest Room Fans:
    • The guest room with twin beds has a Fan Power wall switch.
    • The fan controllers are located right next to the light switches.
  • Fan Controller Basics:
    • Center large circle at the top: Fan ON / OFF
    • Left button (↓): Decrease fan speed
    • Right button (↑): Increase fan speed
  • Lighting Note:
    • Bedroom fans do not have lights. Please use the wall switches to control room lighting and lamps.

Blackout Shades – Primary Bedroom

  •  The blackout shades are controlled by a white remote/controller, labeled and located on the bedroom dresser.
  • Use the up and down arrows to raise or lower the shades.
  • ⚠️The display will show a number used to select the shade — please ensure it is set to Number 1 when operating.

Primary Bath En-Suite Shower – How to Use

This shower has 3 total levers. Think of it as ONE to choose the shower head, and TWO to control the water.


1️⃣ 

 Top Lever = Which Shower Turns On


Use the top lever to choose where the water comes from:

  • 🚿 Handheld shower
  • 🌧️ Rainhead (ceiling) shower
  • 🚿 Side wall shower
  • Some positions run two shower heads at the same time
     

👉 If water isn’t coming from the head you want, gently rotate this lever until it switches.


2️⃣

Bottom Large Lever = Water ON / OFF


The large bottom lever controls the water flow:

  • Pull up to turn the shower ON
  • Push down to turn the shower OFF
     

3️⃣ 

Bottom Small Lever = Temperature


The small lever next to it controls temperature:

  • Turn toward red = hotter 🔥
  • Turn toward blue = cooler ❄️
     

👉 Start slow — it heats up quickly.


Quick Tip If Something Seems “Off”

  • If water is on but coming from the wrong place → adjust the TOP lever
  • If nothing happens → pull the LARGE bottom lever up
  • If it’s too hot or cold → use the SMALL bottom lever 

- Kitchen -

Cooking Range

  •  The cooking range is gas, so please use caution when operating it.
  • The two knobs on the far left and the two knobs on the far right control the gas burners.
  • The center knobs control the electric oven.

Using the Gas Burners:

  • To ignite a burner, push the knob in and turn it slightly to the left (about 90°) to release the gas.
  • Once lit, you can turn the knob back to lower the flame and adjust heat.
  • To turn the burner off, rotate the knob fully back to its starting position until you feel it snap into place.
  • Always confirm the knob is fully off and that “OFF” is facing upward, ensuring the gas is completely closed.

Cooking Tip:
        ⚠️Gas burners heat up quickly. We recommend using lower heat settings, especially with the ceramic pans, which also benefit from preheating for best results. 

Oven

  •  The oven is operated using the two center knobs.
  • The right knob turns the oven on — rotate it to your desired cooking mode to start the oven.
  • The left knob controls the temperature — turn it clockwise to set your desired temperature.
  • When finished, please make sure both knobs are returned to the OFF position.

Refrigerator

The fridge includes a filtered water dispenser located on the left side panel inside. To use, simply press the gray button to dispense drinking water. 

Coffee Makers

 Moccamaster Coffee Maker

To use the Moccamaster:

  • Fill the left water reservoir with the desired amount of water (half or full carafe).
  • Remove the lid on the right side — this is where the coffee and filter go.
  • Pull out the filter basket, place a filter inside, and add your coffee.
  • Put the basket back in place, then turn the switch on the bottom left to start brewing the desired amount.

We provide coffee, creamer singles, sugar, and tea, which can be found in the drawers under the coffee station. 


   Nespresso Machine

The Nespresso has two clear reservoirs: the left reservoir holds water (you can remove it to refill) and the right reservoir collects used pods.To use the machine:

  1. Lift the chrome lever at the top by sliding it all the way to the right (you’ll see the “UNLOCK” symbol).
  2. Insert a Nespresso pod into the circular opening, with the flat side facing up.
  3. Push the lever down gently until it clicks, piercing the pod.
  4. Slide the chrome lever all the way to the left (LOCK) until it clicks.
  5. The machine takes about 30 seconds to warm up. When ready, a small coffee cup icon will blink — press it to start brewing.

Your coffee will begin once the machine reaches the proper temperature. 

Televisions

 The home is equipped with smart TVs. You can use the provided Netflix subscription throughout your stay. If you log in with your own accounts, please remember to log out before checking out. 

- Backyard Area -

Patio Door

 The patio door opens primarily through the left side. When weather permits, you can fully open the accordion-style bifold door to enjoy indoor/outdoor living. Please only open it when the A/C is off, as opening it while running will quickly let cool air escape.


To fully open the door:

  • Locate the secondary handle on the right side.
  • Gently pull the bottom handle while pushing the door panels outward — they will fold out like an accordion.
  • Continue pushing the panels until the opening is fully open.

To close the door:

  • Slide the panels back into position.
  • When closing the door, slide the panels back into position. As they approach the slider, grab the top part of the lever and gently pull it back to shut — you should hear it latch securely. Do not pull from the bottom part of the lever, as this is what unlatches the door; always use the top portion with subtle, steady force.

Firepit Table

 The backyard firepit table uses propane, which is stored in the decorative table cover. You will need a lighter, which can be found in the kitchen island drawer. Before lighting, make sure the propane tank valve on top is open.


To operate the firepit:

  1. Open the side door with the label by pushing it in to access the valve.
  2. Turn the valve to the ON position — you will hear a hissing sound.
  3. Carefully light the firepit with the lighter.
  4. Adjust the flame size using the same valve.

After use:

  • Allow the firepit to cool completely before covering it.
  • ⚠️ Do not cover it immediately, as the heat can damage or melt the cover.

This keeps it safe and in good condition for future guests. 

Pool Use

 ⚠️ Please do not remove the pool vacuum from the pool, as this will damage the equipment.

  • Swimming is at your own risk — there is no lifeguard on duty.
  • Children must be supervised at all times while in or near the pool.
  • Please follow all posted pool rules to ensure a safe and enjoyable experience.

Cruiser Bikes

Cruiser bicycles are provided for guest use on a voluntary, use-at-your-own-risk basis.

  • Helmets are provided and strongly encouraged 
  • Night riding is not recommended 
  • Please follow all local traffic laws and ride responsibly
     

Bike Locks

Two chain locks are available next to the bikes.

  • The lock code is posted next to the bikes by the blue bike disclaimer sign
  • To unlock, line up the numbers with the code at the top, aligning the numbers with the small guide lines

Please return bikes and locks to their original location after use.
